Herb Goddard

An “Independent Locally-Owned Brokerage”
Personally Serving Your Real Estate Needs

I was born and raised, and have lived and worked in Dutchess County nearly all my life - Millbrook, Poughkeepsie, Pleasant Valley - finally landing in Rhinebeck. With the exception of a few years spent at a Connecticut boarding school or, as my mom liked to say, “reform school with a blazer and tie”, and another few years bouncing (actually pitching and yawing) between Norfolk, Virginia and Cuba while in the U.S. Navy, I've spent my life here. I didn't even leave the Mid Hudson area for college - attending both Dutchess Community College and Marist.

I am married to Bridget, who works for Dutchess County's Social Services Department. We are the proud parents of 2 children, both attended local schools.

Buyer's Agent — Seller's Agent

If you are selling your property, I can represent you as a “Seller's Agent”. As a Seller's Agent, I will work with you to develop a marketing plan for your property. My marketing sells homes and commercial properties. My marketing plan gives your listing wide and comprehensive exposure to ensure that it sells faster and for the highest price possible.

Click for more details on how I market your property.

If you are buying property, let Goddard Real Estate represent your needs as schooled “Buyer's Agent”. As a buyer's agent, I represent your interest, not the sellers. I will work with you to find you the home that meets your needs and negotiate the price and terms you want.

You can read the detailed descripton of the legal responsibilities taken on while working for you as a Buyer's or Seller's Agent in the New York State Disclosure Form for Buyer and Seller. Regardless of my role as Seller's Agent or Buyers Agent, I maintain my core values in all transactions:

I firmly support the …
Code of Ethics and Standards of Practice of the NATIONAL ASSOCIATION OF REALTORS® .
(Duties to clients and customers. Clink link above.)

Obedience
Loyalty
Disclosure
Confidentiality
Accountability
Reasonable care
And needless to say, HONESTY
